The Cook Industrial Site offers 282 sub-dividable acres of "greenfield" property which has been certified by the State of Oregon as "Project Ready."  The site features water, sewer, natural gas, and electricity.  The site features a rail spur and is just one mile from the Union Pacific mainline and just three miles from the intersection of UP's Pacific Northwest Corridor.

The Cook Site is also located within the Hermiston Enterprize Zone, which provides a 3-5 year property tax abatement for qualified property.  In addition to the Enterprize Zone, the City of Hermiston has an aggressive approach to industrial development and is receptive to many options aimed at defraying the costs of locating new development in the area.
